Barratt Homes has launched the first phase of a three-part, 500-home development off New Haine Road in Ramsgate.

The first phase involves 178 one- to four-bed properties with 53 “affordable” units.

Permission for the first phase was granted by Thanet Council in April with the green light for a preliminary application for another for 322 homes.

Phase 1 is lands to the west on New Haine Road, Phase 2 lands to the east of New Haine Road and Phase 3 lands to the west on New Haine Road. The site is currently agricultural land.

The first phase, named Spitfire Green, should be ready to welcome residents by the end of the year.

Barrett Homes says all properties have been built with energy efficiency in mind, with measures in place such as energy efficient boilers and high levels of insulation, to ensure it is up to 57% less expensive to operate than older house of same size with modern day upgrades. There will also be electric vehicle charging stations in each home.

Spitfire Green has 4.5 acres of open space with green spaces, play parks and biodiversity sections. A network of footbridges and cycle paths has been created and wildlife-friendly measures include bee-friendly plantings, bat boxes, hedgehog highways and the additional planting of ornamental trees and new hedges.

Spitfire Green prices start from £378,995 for a three bedroom home.

Other developments in the area include a request for land at New Haine Road, for 186 commercial units and a cafe and a Stirling Way request for 23 houses and 15 apartments.

There is also planning permission for land in Manston Court Road for up to 900 houses, shops, restaurants and cafes, pubs, takeaways, a hotel) and a twin-entrance primary school.
